How to Verify a Dubai Broker

Every Dubai real-estate broker must be licensed by RERA (the Real Estate Regulatory Agency, part of the DLD) and hold a valid BRN — Broker Registration Number. Verifying a broker's BRN takes 30 seconds in the Dubai REST app and is the single most important buyer-safety check.

How to verify a Dubai broker in 30 seconds

  1. Ask the broker for their BRN (Broker Registration Number) and the brokerage's ORN (Office Registration Number). Every legitimate broker will provide these on request.
  2. Open the Dubai REST app or visit dubailand.gov.ae → Services → Broker Search.
  3. Enter the BRN. The DLD returns the broker's name, photo, brokerage, licence status and expiry.
  4. Status must read 'Active'. If it reads 'Expired', 'Suspended' or 'Not Found' — do not proceed.
  5. Confirm the brokerage's ORN is also active and matches the broker's registered office.

What a valid Dubai broker licence includes

  • Active BRN (personal broker licence)
  • Active ORN (brokerage office licence)
  • RERA-issued photo ID card (should be shown at first meeting)
  • Escrow account details for developer payments
  • Completed RERA broker training (all licensed brokers have)

Miri Homes — for reference

Miri Homes Real Estate LLC is a RERA-licensed Dubai brokerage. Our ORN and every broker's BRN are verifiable in the Dubai REST app. We can share full licence documentation on request at any point.

Red flags — walk away if you see any of these

  • Broker cannot or will not provide their BRN
  • BRN comes back 'Not Found' or 'Expired' in Dubai REST
  • Broker asks for payment to their personal bank account (never — developer escrow only)
  • 'Off-market' or 'wholesale' units at 20%+ below launch — illegitimate
  • Cash-only transactions, crypto, or hawala
  • Broker cannot produce a written engagement letter
